The decision of whether to rent or buy a home can be a difficult one. When making the decision, it is important to understand the pros and cons of each scenario as well as ignoring the myths that surround them. Below is an analysis of the salient factors in the rent vs. buy decision.

Renting

Pros

  • Financial flexibility – very little money down versus buying. Most landlords in Connecticut require a security deposit that approximates a month’s rent upon signing a lease.
  • Lifestyle flexibility – renters aren’t “tied down” with the many of the burdens of home ownership, which include lawn care, capital improvements, appliance replacements, snow removal, etc.
  • Short term commitment – renting allows someone to “try out” an area for a year before making a sizable financial commitment to a home or condo.
