North Carolina is truly a beautiful state from Mountains to Coast and a great place to live for both senior citizens and to raise a family. The scenery here in Macon County is postcard perfect – pictures of pastoral scenes with cattle, pictures of barns, rivers, lakes, forests, small towns and more. As a matter of fact 50% of the land in our county is U.S. Forestry Service land. Of course, the Appalachian Trail winds through the state and is popular among serious hikers.

Are you considering buying a Home in North Carolina? Then I there’s a lot you need to know. As a mater of fact, there’s so much you need to know, that I would advise any home buyer to have their own Buyer’s Agent.

Why? Let me list just a few things that Buyers need to know about when buying a home in the mountains.

What about water? Most homes are not on city water. Many homes have shared Wells. Just how does that work, who pays who to repair well, etc.

Most houses are not on city sewer, but have septic systems. So, does the house have the right size system?

Mountain slide areas. Some counties have established steep slope ordinances. How does this apply to you. What’s the definition of steep slope? Is the house I’m looking at located in a territory that is questionable for a slide?

Radon Gas. What is radon gas? How do I check for safety standards in the house I’m looking at?

High Speed Internet. How important is high speed Internet to you? Will dial up be OK?

Cell Phones. There are pockets in the mountains where cell phone service is practically nil.

Private Roads. Many residential areas have private roads. It’s important to know who will maintain the road when a problem arises.

Termite Inspection. Most cabins have wood in them, and trees all around them, so termite infestation is something you’ve got to know about. Does the buyer or seller handle this? Who do we call?

Home Inspection. Should the Buyer have a home inspection? Who does this? Who pays for it? Why is it important for the Buyer to do the home inspection rather than the Seller?
These are a few of the important things to consider. Therefore, it’s very important that a Buyer link up with a Realtor to become their Buyer’s Agent, particularly here in the mountains. The Agent will know the territory and will either know or find out the answers to the above items for you, so that you can be an informed buyer.

Occasionally, buyers are reluctant to sign an agreement with an agent; however, once the buyer has worked with the agent, there should be a certain amount of meeting of the minds and understanding between them. Once the Buyer is comfortable with the Agent, then it’s truly in the Buyer’s best interest to sign the agreement for the agent to represent them as their Buyer’s Agent. When a Buyer starts telling the Agent their confidential financial information, the Buyer needs to have a legal fiduciary relationship with the Buyer’s Agent.
