Buying in Montana

Montana has a diverse collection of home types from the home in town, to the country home on a small acreage 10-20 acres to the large Ranch. Because the state is so large, it is ultimately best to purchase land thru a licensed Real Estate agent who lives in the area of their expertise. Many items a local expert can help with include local city information, to confirming drinkable well water and finding property pins on larger acreage. Many small ranchettes in Montana have restrictions that range from simple to very specific. Just like in some of the more populated states, a Residential Realtor has a totally different level of knowledge than a Commercial Realtor, so in Montana, choosing a Realtor who lives in the city you are wanting to move to, or a Rural Realtor who know specifics about the countryside, to a Ranch Realtor who specializes not only in the specifics of the land, but the animal counts, water rights, mineral rights ect. is the best first step in finding that perfect Montana dream property.

 

In our market, foreclosure homes have been a major part of the market in the Western part of the state and we are seeing more and more showing up in the Eastern side.
